When to get an Appraiser?

If significant differences arise between the insured’s contractor and insurance company assessment, the insured can initiate the appraisal process by notifying their insurance company in writing. This notification can be conveyed through email or traditional mail. Upon notification, both the insured and the insurance company will jointly select a qualified impartial appraiser, with each party bearing the cost of their respective appraiser. This approach ensures a fair evaluation, reducing the claim's reliance solely on the insurance company and the contractor.  This process is often referred to as “invoking appraisal”.  During this phase, the award can be rendered to the insurance carrier if both appraisers agree on the scope of damages.  Appraisal usually offers a more cost-effective solution with quicker results compared to engaging a lawyer.

When to get an Umpire?

In cases where the appraisers fail to reach a consensus on the extent of damages, an impartial, qualified umpire must be enlisted. Both the insured and the insurance carrier will share the cost of the umpire fee equally. The umpire's role is to communicate with both appraisers and render the ultimate decision. The award is signed and forwarded to the insurance carrier when two out of the three parties (appraisers or umpire) are in agreement.
